Overall this place is really big.  It is a pretty small complex, only 8 units.  The area is a little sketchy but everything else is up to par.

Old but Nice
Solid Location and you can see the water.  Theres about 30 apartments in this place and it is rent controlled, which is nice. I'd live here again but it is a bit older than I'd like.

Huge apartments, great location, and priced well considering those 2 criteria. The apartments are relatively old, but management does a great job keeping the places looking nice. I cannot think of a single complaint I had while living in these apartments. You can walk to grocery stores, bars, restaurants, movies, and everything that the 3rd street promenade has to offer. The balconies are huge, the kitchens are big as well, there was a large extra closet in our 3 bedroom apartment, which was a great bonus. On occasion I could hear the tennants above our apartment, but that is expected with apartment living in my opinion. I guess one draw back is that you are across the street from Reed Park, and there are some bums there, but they keep to themselves and were never a problem in my experiences. That park also has 2 full basketball courts so I was fine with some bums sleeping on their faces in the grass because I could walk across the street and hoop. Great place to live you are lucky if you land a place in this building.

I have lived in this building two separate times. I enjoyed it so much I moved BACK once I heard a unit was opened. Rosam and associates is a great management company. Very timely with getting back to me. I would recommend this building to anyone looking to live next to the beach and Main street!​

Idiot Property Managers/Urban Housing
Average experience. The property managers, Urban Housing, are worthless. They are unresponsive to the needs of their tenants and irresponsible in their fiscal responsibility, in managing and tracking rent checks. In past months, they have mistakenly put EVICTION notices on our doors, because THEY misplaced our checks. Idiots.

Very comfortable apartment with new furnishings. Great amenities on site with three very nice pools, a great gym and grill sites. Very quiet and family friendly. Plenty of parking. A great place to live.

Luxe beach living/The Shores
The Shores was a fabulous place to live -- got to be one of the most deluxe rentals in Santa Monica. It's twin 14-story towers between the two Sea Colony condo complexes, near Ocean Park Blvd, and right on the beach. The apartments are well-appointed and delivered to you in perfect condition. Dishwasher, micro, granite counters, glass cabinet doors, nice lighting, walk-in closets, separate tub and shower. Unfortunately, no in-unit washer/dryer, but there must be 30 of them downstairs. Complex has a jr. Olympic pool, gym, spa, market/cafe, onsite US Post Office, dry cleaner, salon, management office. There's a library in each tower, a TV room and a meeting/screening room, plus 24-hour uniformed doorman/woman and ample free guest parking. The ground and maintenance are great. However, there's a small population of tenants left over from before 90s renovation, and they're grandfathered in under the city rent regulations. It's kind of the housecoat/curler crowd, but unfortunately there's also one crazy and scary older guy who's vaguely threatening. Every apartment has either an ocean view balcony or patio with a private entrance to the beach parking lot. Sundays there's a farmers market across Nielson Way, and Main St. has everything you could ever want.

2800 Nielson Way, Santa Monica, Ca 90405
Fantastic location, even better landlord!
Great - my boyfriend and I love living here. The location is one of the biggest draws. Santa Monica Boulevard and the 10 and 405 freeways are easily accessible but not too close that there's a lot of noise or traffic. There are 10+ bus lines within a couple of blocks and Santa Monica College, downtown Santa Monica and the beach are all an easy bike ride away. The immediate neighborhood is like a little residential pocket (brightly-lit streets and walking traffic with a "neighborhood-y" vibe) that's still close to EVERYTHING. The local "Convenient Market" and liquor store are mom and pop and know me by name. As far as the actual apartment goes, we're pretty happy. It was built in 1948 and the interior has the charming style of the era. There are two buildings on the property: a triplex and a back house. Everything is really private and cozy. My only wish would be for a bigger kitchen and bathtub! Two tandem parking spaces, hardwood floors, washer & dryer in unit, front & back door and our cool little enclosed patio make me almost forget my desire for more space. Street parking is just a small hassle for guests (like it is everywhere in Santa Monica) & is PERMIT ONLY. Last item on the list: the LANDLORD. He is one of the big reasons we haven't seriously considered moving to a bigger space. He and his property manager/assistant are friendly and totally johnny-on-the-spot when it comes to apartment issues (plumbing, etc.) but OFF-site and not in your face. One summer, my friend and I were hanging out on the patio and she put a still-smoldering cigarette butt in a pile of yard scraps and dried leaves. We left to the store and came back 45 minutes later to find the wood fence on fire! I ran for the garden hose and my neighbor called the fire department. After the whole situation wrapped up, our landlord was completely cool and even offered to PAY HALF the cost to have my buddy's dad re-build a portion of the fence. He's totally professional yet accommodating and anyone would be LUCKY to rent from him!
